The figure for the lightning network is wrong. Lightning has both per tx, and % value, fees. Typically the latter is about 0.1%, which works out to $100 on a $100,000 payment.

In this case it probably would be. Depends on the specifics of exactly how the payment is getting routed through: there is no minimum fee for lightning, so if you had a cheap route it could still be cheaper. But 0.1% is a good guess on average.

My bank charges 30 or 50 bucks. Have you done a 1031 exchange in real estate? look at the escrow report and 1031 report
