Downsview area (includes airport and surrounding park area) is a mess and has been for years. It was a potential proposed site for an NFL stadium if Toronto ever got an expansion team. Right now it is just a hodge podge of stuff. I used to have a supplier for my business in that area so I was around there every couple weeks. Any development of that area would be good. Only real issue is transit to that area is not good and south of there is a bit of a rough neighborhood.

Do you think this developer can pull this off?

Toronto and Canada's housing market, especially condos, is getting nuked as we speak.

This is a long shot to begin with. adding a rinsing of the housing market this year, and you got a longer one.

"Inclusive" ecosystems aren't desirable for anyone with half a brain who has earning potential.

This has a high chance of becoming a slum if anything comes of it.

Yes housing market is pretty rough right now.

No idea. Building in Toronto takes a long time. I am sure it will be much longer than the proposed timeline.

That’s my expectation
