We were talking about zoning laws in the context of commercial real estate last week. They also play an important role in residential real estate. It's the flip side of how they keep commercial real estate artificially depressed. Since there's relatively stronger demand for residential real estate, zoning laws keep housing artificially expensive.

I was aware of Houston's lack of zoning laws, but I haven't seen much analysis based on it. From what I've seen first hand, cities like Houston (major metros other than the liberal coasts) don't really have huge homeless problems. I've always attributed that difference to a whole suite of policy differences, with affordable housing being one of the bigger ones.
