Who has experience doing this, or any thoughts about it? For example, someone wants to buy their parent's house, a friend's house, or the house of someone they already know. Does the involvement of a broker make any difference. Any thoughts on best practices, issues to consider, anything that comes to mind
Just do it. Find the place, talk in private with the owner, set the conditions and done. P2P, F2F. Make the papers in private and also take 2 witnesses with you. Always have the contract signed by 2 witnesses too. Nobody can stop you to do that. What / how you agree to pay is only between you and the owner.

What do you mean by a broker? Like someone to facilitate the transfer of funds from buyer to seller? Or something else?

I love the sound of that but you know this is crypto where bad actors hide despite the decentralization nature of Bitcoin. Your idea could be innovative and unique if only, good and trustworthy escrow or middlemen could be found.

Disappointing answer is, this really depends on the legal jurisdiction you're in. Find a local property lawyer.
