I'm curious about this too. If privacy is a big concern, I suspect self-hosting will be required as I doubt any retail system lets the property owner hold the encryption keys.
listening to Ben Arc talk on a recent pod about a future with dumb devices that come with a switch and an npub that you can effectively DM to turn on/off was pretty cool and my hope is it spawns a new generation of easy to self-host, open dource devices that can be connected to locally and turned on and off using nostr 🤙
