This was the central point I kept in mind while we were selling our house. We knew that it's a bad idea to make major improvements before a sale, because not all buyers will value them the same way.
However, I was confident that making sure all the little things were as they should be was worthwhile. Don't make the buyer feel the need to start digging deeper, just because you didn't tighten all the screws and replace all the bulbs.
Yes. I wouldn’t recommend doing major renovations before selling unless you are a pro, can do a lot of the work yourself and have a good grasp on current design/market trends to optimize the potential ROIC. It is good to spruce things up a bit and take care of the little things as you mention. Make sure the front of the property looks appealing and the house is impressive upon entry. First impressions matter more than they should.
I don’t read books if I think their titles are dumb. Haha
